INDUSTRIAL PARK

 

Proyection

 

Based on the information given, a group of businessmen from Valladolid made a series of analysis that gave birth to the idea of making some kind of infrastructure that would be used for the settlement of industrial, commercial and service industries that would supply various products in demand in the eastern part of the Yucatán peninsula (Cancún, Cozumel, Chetumal, Carrillo Puerto, Tizimín and other towns included in this area).

Cancun’s tourist development surpassed in a violent and unexpected way the initial predictions and today is well known the size of the proyect: The Cancún – Tulum Tourist Corridor that comes to enlarge the demand for products and services that had been considered the beginning for this reason. It becomes obrious the construction of an industrial park in Valladolid due to its location in the center of the productive zones and to its closeness to the zones of demand.

 

Coprovalsa and its Objectives

 

As it has been mentioned, as a result of the analysis and evaluation of the needs, a business association was formed with businessmen from Valladolid to initiate actions that would help an economic development in all of Valladolid’s zone of influence. This is why the society is called “Promoting Company for the Integral Economic, Industrial and Regional Development of Valladolid, S.A. of C.V.” (COPROVALSA) and is formed by 50 partners. As we mentioned before, COPROVALSA has as its main objective the economic development of the area and to this purpose several activities heve been planned so that the objective can be reached.

Among the activities that COPROVALSA is planning to do to reach its objectives are:

 

I.               To adquire, posses and exploit real state and poersonal properties.

II.            The purchase sale, construction, administration and rent of real state and personal properties.

III.          To proyect, promote constitute, organize and exploit industries of any kind.

IV.         To give technical services and advisory support.

V.            To obtain any titles, patents, brands and commercial names.

VI.         To have representation of companies in general the sale or purchase of real state and merchandise, the fulfillment of commissions and representation, to obtain and exploit all kinds of concession and to close all kinds of actions and contracts being civil, mercantile or industrial so that a lawful use is allowed in accordance to the agreement made by the administrators or the investor’s board.

VII.       To built, adquire or establish industries, storage places, or services.

VIII.    To operate and administer road transportation.

 

Proyect’s Description

 

The industrial park of Valladolid is proyected in a lot of an area of 901,615.38 mts2 for the settlement of industrial, commercial and service industries that would supply products that are in demand in the area.

 

Location

 

It is located 155 km. East of the city of Mérida and 163 km. West from the city of Cancún, 2 kms southeast from urban limits in the zone shiwn in the urban development city’s plan. It is adjacent on one side to the railroad tracks and on the other to the Mérida-Puerto Juárez highway.

The important tollroad Mérida-Valladolid-Cancún is located 6 kms. North of the city. Its limits are to the North and northeast the railroad track Valladolid-Mérida; to the East the lot No. 2497; to the Southeast the Mérida-Puerto Juárez highway; lot No.5246 and a farm called “Sahmal” No. 5; to the Southeast San Antonio farm.

 

Uses.

The lot is to be use for the installation of industrial industries or alike such as warehouses, storage places, deposit and service centers.

 

Entrances.

The road and the rail road tracks are the limits of the park so it makes then an inmediate entrance.

Next to the railroad tracks an space has been designated to be used as an area of loading and unloading of products directly from the railroad cars. There is also the possibility of providing twelve special access tracks to those business that due to its commercial or operative needs might so require.

The main entrance is planned as a main avenue that starts perpendicular fron the Mérida-Puerto Juárez road.

 

Dimension of the Proyect.

The total construction will cover an area of 901,615 mts2 divided as fallow:

 

Area to be sold (146) lots---------------------------743,071 mts2 

Service area (3 lots)---------------------------------34,938 mts2

Warehouses area (1 lot)-----------------------------62,877 mts2

Transport area---------------------------------------24,500 mts2

Green areas------------------------------------------36,229 mts2

And the first stage includes: 35 lots to be sold--226,660mts2

 

Public Services Network

 

Potable Water Supply System.

The system will not be connected to the municipal system for the time being. A well, a treatment plant with high tank and a close net of distribution circuits will give the service to all the lost as it will a system to prevent fires with hydrants strategically located.

The water supply will have the characteristic recommended for human comsumption, for irrigation and for fires.

 

Rainfall drainage.

The industrial park will have one by means of absorption wells with sand removers located in specific points as required.

 

Electricity.

The electrical supply for the first stage of the proyect will be a high tension network connected to a distribution line that passes the South limits of the park, considering that each business will contract the service in accordance to its individual needs. The construction of a substation is palnned for later stages.

 

 

Road Infrastructure.

The park will count with an ample road network heving as its axel the main four lane avenue, 12 mts. wide from which secondary streets of variable widths will conect with.

Efforts are being made for the construction of a detour way from Valladolid and that will connect the avenue of the industrial park with the one that joins the tollroad with the city and the alternative road to Cancún.

 

 

Paving.

The area for vehicle use will be made of flexible pavement. This pavement will have an structure that meets with the specifications for the type of vehicles used.

 

 

Garrisons.

To limit the width of the streets and to isolate the vehicle transit from the public walkways all the streets will be provided with garrisons made hydraulic concrete.

 

Internal Regulations.

 

Valladolid’s Industrial Park has a set of Internal Regulations. with the purpose of regulating and overlook the function of the businesses installed. These regulations are in accordance with the enforced law established by the Municipality and the State and Federal Governments. These regulations take into consideration general points on industries and their classifications with its restrictions. It specifies the use of the land and parking areas, proyects and construction processes, operation and administration of the park.

These regulations are available to the businesses interested in settling in this industrial park.
